Master shower gutted. What a dusty ass mess inside. I know they had the door closed, fan o an window open. Still dust everywhere on the one side of the house. The counters in the master are a ****ing dusty ass mess. My wife is flipped out. Yet, we deal with this daily in our line of work. Floor will be raised about a 1”, new fixtures including faucet and lights.

Brad, be sure to post photos of your new bathroom when it's complete. We're getting near the point of launching our own bathroom re-do. Just have to find the right contractor.

Thanks for posting those bathroom renovation prices, @quad. It gives me a starting point before we officially solicit bids for our master bath re-do. I'd like to do my own rendering of what I want, using Googled bathroom pics, so the vendors know what I'm looking for, rather than going in blind and letting the vendors propose their own designs. We have to have our master bedroom done, too. More money!
No problem Bob. That's the one thing that sucks about a good economy - the contractors are expensive an unavailable because they can pick and choose projects. A woman is building a new house on our street. The house sat for months with only sheathing, tyvek and windows and roof. Finally they started masonry on the exterior walls 4 weeks ago. Once they got going it went up fast but she had to patiently wait for a slot to open so they could work on her house.

Then again if you throw a lot of money at them the job will get done much quicker. A 15,000 s.f. mansion is being built on the water about 1/2 mile from us. It is a multi million dollar project (I'd guess around $10 million if not more once the garden and waterfront is completed) built by one of the best residential contractors in Michigan. They shielded the mason workers throughout the winter so they could finish the stone work outside. It was cool to see the stone once the plastic came off to reveal what was hidden behind. The house is huge but very nicely done. Not a McMansion at all. I can only imagine what the garden is going to look like.

That would be a huge upgrade--and not cheap! Is the bathroom on a slab? If not, is it one the first floor of the house? Crawl space or basement?

To do a stepless shower, you have to sink the floor below the tile, or raise all of the floor outside of the shower area. This is a moderate to extremely difficult job depending on the location of the bathroom.

We chose to get rid of the big tub in our master bathroom and install a much larger shower. The old shower was 30" x 34". The new shower is 80" x 40". To make potential buyers forget about a tub, we went over the top with the shower: large built in bench, frameless glass, 4 shower operations: rain shower, regular shower, hand shower and 4x body sprays. Each of the 4 different heads can be operated by their own valve (not a diverter valve, so each is independent of each other).

That said it's not cheap. We have ~$2500 in the shower valves and trim alone. The quote for the frameless glass is $3k, etc... I hope the increase in home value is enough to cover the renovation.

I'm doing the work by myself and have a long way to go:

during demo (corner tub used to be under the window)

Progress:

This is when things started getting real. We are relocating everything, so all the supply and drain lines had to be redone which meant the subfloor had to be removed.

I need to upload the newer progress photos. The toilet 'room' has been framed in, the window has been removed and replaced with two windows. The shower pan has been completed and the final plumbing for all of the shower controls has been started. All going well, I hope to start tiling within the next week.
Very cool! That's quite a project. Good luck I am sure it will look great and the extra window will flood it better with natural light.

That is one of my concerns going forward, that contractors will balk or over price a quote because the project wouldn't be big enough for them. Ours is just a master bath re-do. I have to catch my neighbor and get her contractor's name. Theirs was a big project that took over a month, though, so I'm not sure if that contractor will be interested in mine. We'll see. I also have to ask my daughter who did her basement finishing, which included a full bath.

Looks good, must be in the south because the rain head supply is in the attic. The main thing I noticed is the body sprays loop is 1/2” piping reduced right after the valve. The loop should be 3/4” all the way around and 3/4”x1/2” threaded tees where the body sprays mount

I went round and round on this one... I called Moen and their tech said 1/2 is fine. The body sprays are 1.75 gpm, and a 1/2 pipe is good for ~14 gpm. So, 1.75*4=7 < 14. I know there is a lot more that goes into the equation, such as each T, 90, reducer, etc...but hopefully it will be okay. The other reason I went with 1/2 is I couldn't fit 3/4. The 1/2 is right up against the backer board.

The home is in the south. The piping for the rain head being in the attic also bothers me. It's going to get a lot of insulation above the pipe and I plan to build a box for the piping out of styrofoam. My hope is to let heat in from the room and block out the cold air from the attic as much as possible.

Yes, moen is correct but with anything else operating?

Here’s one I just tore out. We didn’t install it originally but the galvanized nipples and crosses ruined it’s performance. Use brass or schedule 80 pvc nipples on finish

Wow, that's a shit show. Mine is full copper from supply to threaded fittings, well I suppose the drop ears are brass.

I hear you though. I don't think I'll be able to operate all four circuits (meaning body sprays, shower head rain shower, hand shower) without a drop in performance. The mixing valve is 17gpm max. So:
  • body sprays = 7gpm
  • rain shower = 4gpm (if I remove the water saver, not that I'd ever do this;))
  • regular shower = 2.5 gpm
  • hand shower 2.5 gpm
All combined, that is 16 gpm. I'd probably run a max of two circuits at a time. There is 3/4 line running all the way to bathroom and it's 3/4 through all of the shower valves. I think I'll have the volume needed, but you might be right. I'll hook everything up tonight and run a test.

You would be surprised. The only larger projects I bid now are commercial. Smaller residential jobs and consistent spec home new construction are great for my cash flow. I would rather wire 15 new 3k square ft spec homes in a new neighborhood than 1 20k mansion in Wellesley.
