Thoughts on selling a house w/o a realtor?

The average Realtor in NC made $34,000 in NC in 2019. the 6% commision does not all go the the one Realtor. 3% goes to the listing agency, 3% goes to the buying agency. Then after that split, each Realtor has to split the 3% with their perspective aganecy. My agency split is 75/25. My agency makes $25 for every $100 I make. Thats not a bad split considering most agencies are 60/40 or 50/50.

Keep in mind a listing agent also has to pay for your advertising. The MLS is not cheap. Nor is having professional photographers come in, and do drone videos. I get professional signs made for every listing. Not just a for sale sign. I drop $250 on a custom sign for your house.

I research deeds, easements, right of ways, septic permits, surveys and 2 dozen other legal filed docs for my clients. I also make sure they are protected every step of the way and not bullied into something the law says they do not have to do. I schedule all inspections and are there with every inspector so you can go about your work day. Do you know what the laws say about inspection reports? what you do and what you dont have to have repaired? Do you want to rely on the other side agent telling you? Having the "other side" agent advise you on how to proceed is spectacularly stupid. That agent does not represent your interest at all. Their #1 priority is their client. Not you. Thats like having an attorney represent both sides. Would you allow that if you went to court? hell no.

An offer to purchase is 12 pages long, filled with legal jargon. Not to mention addendum's you will need for different property types, and loan types. I research HoA's and covenants to make sure everything you have and plan to do is ok and approved. I submit plans for building codes. I call city planners office.

Being a Realtor is a lot like being the conductor of a large orchestra. We make sure all moving parts flow and happen. We make sure the lenders, inspectors, underwriters, closing attorneys, paralegals, deeds office all have what they need to make sure your closing goes smooth and no surprises. Without that conductor, its chaos and a mess. the left hand doesnt know what the right hand is doing.

I didnt get into real estate for the money....yes the money is good if you stay busy and close 24 transactions a year. I chose real estate for quality of life. I am my own boss. I do not punch a time clock. I take off when I want. Take vacations when I want. Work from home. I never miss a holiday or special occasion with my family. We do have agents in our office that rock out 60 transactions a year and make $50k a month. It makes me want to puke.

Realtors are an unnecessary dying breed. They're desperately clinging to it by doing that things like premarket deals and unpublished lists of homes that get sold to investors before they ever go up to market. There no reason you can't do it on your own with the help of an attorney to read documents. The housing market would be a lot better off without investors and realtors.

As far as Redfin and Zillow go. The 1% commission fee is nice, but at the closing table you will get sticker shocked at the document fees which I have seen total into the 10's of thousands.

Selling your house with Zillow is like selling it to a pawn shop. Their goal is to get it for super cheap, pawn shop type offers then relist and make a huge profit. They will tell you everything thats wrong with your home and why you will have to sell it for $xxx.xx then turn right around a list it for what you should have originally listed it for. Zillow is not looking out for your best interests. They are looking out for theirs.

In my experience both buying and selling without a realtor involved, the lenders tell you what they need. You may have to schedule things like an inspector and such but its no big deal.


It absolutely can be done. Some people do it well. Some are very intimidated with the process. We are here to help those who dont want to or intimated and get anxiety from it all.

This past september, a young couple I go to church with, pulled me aside and asked me for advice. They decided to buy a house unrepresented. They wanted to take the cheapest route possible to buy a house. Who doesnt right? About 90 days after closing, they received certified mail that stated a lien had been placed against their property for roughly $62,000. The sellers of the home told them they wouldnt need title insurance at closing. Title insurance was $112.00. The sellers of the home, never disclosed the lien that was headed their way and after consulting with an attorney, they have 0 legal options and are stuck with the lien. This was a 100% preventable situation. Sure, they can go to court and sue the former owners. Who knows how much that will cost.

You can also go to court and represent yourself, but would you? shit, most of you hire an atty to handle speeding tickets.

OP, google selling on your own and make sure after days of research that is something you want to juggle.

when it goes bad, and chances are something will come up that will be a nightmare for you, you can just argue that guys on SVTP said it would be different.

How the hell did a lender give them money without a Title Service / Insurance being done?

I bought my house without a realtor. My mortgage officer basically gave me a list of everything needed, inspections, title service, property survey, taxes, etc.

I was wondering the same thing. Unless they paid cash and didn't need a mortgage.

This line of work, or any commission job for that matter, is not for the weak or faint of heart. You have to know how to "pounce" at the right time to close the deal. Being an "Alpha" helps.

Amen to this. 80% fail with in the 1st 3 years. 20% of agents do 80% of the volume.

I'd agree to that. It's also what skews income numbers.

For every power realtor making +250k is a half dozen part timers that think it would be fun and only manage to sell a half dozen homes.

Being a realtor definitely isn't for everyone. I enjoy it. Took me a while to get going but I absolutely love it more than anything I have ever done.

I don't do many real estate transactions but half of the time the agent I sign with turns out to be a dim-witted, incompetent, nincompoop (emphasis on poop) but once you sign with them you are locked in for months. Then I can't help thinking that i'm paying THIRTY THOUSAND DOLLARS ($500K home) for their services. It burns me up! I keep thinking of all the things I would like to buy instead of paying it to that slick talking shamster, who turns out to be accomplished in convincing people to sign and not at their job.
My brother sold a house w/o realtor. Anyone can open an escrow. The escrow company was very helpful in giving him advice and letting him know what they needed. It's up to the purchaser to arrange funding, meaning they have to procure a mortgage loan if needed. Lots of help from non-traditional real estate sources.
In this day and age there HAS to be a better way than the crooked system we have now.

Wouldn't a little homework prevent this from happen? Selecting someone the is the right "fit" before signing? did that "nincompoop" hold a gun to your head, or did you sign before doing your research on the individual? If that is the case, then who is really the nincompoop?

My very first experience with a realtor, was not a good one. It ended with that realtor getting their licensed suspended.

in 1998 I purchased my first home. Qualified for a 1st time buyer program. Saw an ad in the paper for a nice starter home. I did not have an agent represent me. I really dont even know why. I was just naive i guess. I called the number on the ad and talked with the listing agent. She asked me if I was pre qualified and I told her yes and she asked me to send her my pre qual letter. so I did. ( this was my 1st mistake ) I was qualified for way more than the asking price of the home. But back then, I didnt have a clue as to why I shouldnt send that letter to an agent. I thought all agents looked out for all of us. I made an appointment to view the home. Next day the wife and I met the agent at the home. The home owners were there and very nice. I told them I was interested but never bought a house before. Their agent said she would guide me.

Next day I told the agent what I wanted to offer. She wrote it up and brought to me to sign. later that evening, the agent calls and says they didnt accept and that I would need to up it by at least $10K. So, I thought about over a day or so and agreed. Increased the offer by $10K. Another day later, their agent calls me and says they still didnt accept and that I should increase it yet another $10K. reluctantly, I did. This repeated itself a 3rd time. This time, I took a few days to think about it. After about a week, while I was out on patrol one evening. My dispatch says I have a call, someone looking for me. They patch it through to me, and its the owners of the house. The woman says what happened? She thought I was going to make an offer??? I told her I did, I made 3 and you declined. She told me, they never received any offer from me. Their agent was trying to pad her commission by getting more money from me. Lying and manipulating me. No one ever disclosed to me that I was to be notified in writing. I was so pissed. The next day the wife and I went to that agency and asked to speak with the broker in charge. They brought that agent in and it all came out. It was a horrible mess. They assigned a new agent to the sellers and the owners accepted my original 1st offer. If I had an agent, this would have never happened. My agent would have made sure Those offers were initialed as received.

There are terrible agents out there. There are great ones too. Every profession has good employees and bad ones. Do research and find a good one.

I’ve bought and sold with and without agents. In my experience, most of them are full of shit. If you find a good one, it can be worth the fee, depending on the details. Some homes sell themselves.

The one I use is a family friend, and although she’s very good at her job, she always looks out for number one...her. She talks up how hot the market is (it’s actually dead here), and loves to tell bullshit embellished success stories about her sales for her clients. I use her when I don’t have time to do it myself.

It is not really their fault I guess.

Yes, it is personal. When they consistently come in to a nearly completed project and make retarded electrical and low voltage suggestions, then throw around prices for said suggestions without knowing anything they’re talking about it annoys me severely.

If I had no other applicable skills other than opening a lockbox, driving around a Range Rover and completely bullshitting people I would be forced to become one.

I call those "look at me" agents. I bet she has signs with her face on it. Agents that put their face on signs in your yard, I dont particularly care for.

You’re right, she does. I use her cause she can make the sale.... it kind of makes me sick though. I guess the same could be said about attorneys, financial advisers, and anyone else paid to guide people through complex topics.

You sound like you are good at your work and really look out for your clients.
