You can list your house yourself on Zillow. Offer the buyers agent a small percentage to drive it a little. Have professional pictures taken
Id def have a realtor come out and evaluate your house and get a listing price from them.
You can negotiate their listing and sales fees. I paid 4% back in 21’. House sold in 36hrs without a showing. Not sure what your market is like, but if houses are selling with no open house, above asking, little to no showing, etc, the agency doesn’t deserve 6%.

Never used it but here in Indiana they allow (or used to) limited listings. Did this with my last house. Cost $500 and my realtor listed everything and put it on the mls system with a number. They would add services at a cost if I needed them. Good experience and I ended up paying a buyer broker the 3% fee and that was it.
Their License in NC was revoked due to some super shady shit. Not sure if it was ever reinstated.
Was it really super shady or did they just not make the political donations that the Realtors Association did? Lol.
