If you're looking to get a new carpet, talk to your landlord and see if he is willing. But.... be aware that it might be an "incentive" for him to increase your rent even more to cover all or part of the cost. If it were me, since you've kept up with maintaining the carpet (be sure you keep all cleaning receipts if the event he claims later that you never maintained it), just stick with what you have since you plan to move in a few years. JMO.
