What are these pipes coming out of the ground?

‘Also, what are these two pipes that are coming out of the ground?

If so, it's awfully coincidental that the problems just started....
I see where you're coming from, but it's not too uncommon on rental property. My dad used to own a plumbing company so we saw a lot of this stuff. Renters and their children cause havoc on plumbing systems.

To OP- Like mentioned, those look like clean outs. One should lead towards the house, the other should lead towards the city main. If everything is flooding when the washing machine dumps, then it's likely the main building drain that all the other drains run into. You'll need someone with a sewer machine.

I made an appointment two days ago for a plumber to come out today. I’m getting frustrated and pi$$ed waiting. lol

And I owned the townhomes for a couple years.

Bingo… my ex-wife and daughters flushed tampons!l Cost me a fortune paying plumbers to un****. I don’t care if that shit says flushable on the box, it ain’t!!! Hell I get the cheap TP because it won’t clog the pipes…john wayne shit tickets, its rough and tough, but gets the job done!

It’s weird that it only happens when they use the washing machine. I even flushed the toilets and ran the bath tub/shower. With no issues.

I had that problem too, when the washing machine drained it would come out of the powder room toilet that was right next to the laundry room. I guess they share a line. I actually poured two bottles of liquid plumber into the drain where the washing machine drain tube goes… waited a day or two and that seemed to do that trick. I was surprised because I havent had much luck with liquid plumber.

I also found out how much a new sewer cost last year lol...ouch
