Value of 2001 lightning 40k miles

So I've been looking for a Terminator but can't seem to find what I'm wanting necessarily. So I've got a friend that might want to sell his 2001 lightning. It's 100% stock, one owner. He's old like me, lol. It has 45k miles. He's asking $23,000 but I really have no idea what these are worth.
I looked in the classifieds but can't really find good comparisons.

Any input, obviously I can't really go by NADA.

Oh and it's basically in perfect shape, a few needle rock chips in grill etc but interior is 10/10 too.

Local guy got 17500 for a near stock truck with 70k. I'd venture 20k will be the limit because it's not an 03-04

Meh. I regret owning mine a lot. But I'm so invested in it, I'm stuck lol.

I bought one last year for $14000 with 61,000 miles and have spent a lot modding it. If your planning on modding it you should look around. There are two very nice ones on lightning rodder right now for $13000 that are very nice if you don't mind 90,000-100,000 miles. I'm sure it's a nice truck your friend has and it should be for $23,000. I love the lightning but if it were up to me and I had a choice to spend that kind of money I would shoot for the Terminator.

My only regret is putting nitrous on mine.
After that, tons of money was spent, and I lost the passion for it.
