Unless you really do settle for a regular cab, you're not going to get a 4X4 6.5' Bed F-150 for 30K brand new. I think you'd kick yourself if you don't at least get a supercab.
Why are you so worried about buying new and eating depreciation while the truck mostly sits? I think you're in a prime spot to pick up a 2013(ish) with under 40,000 miles for well below your budget. Money left over to put on the mortgage. Win-Win.
