Texas- smaller cities ???

If you are looking at San Antonio stay out of the south side. Heavily mehican and what goes along with that. North side is the best. Family lives there.
I saw some new houses in New Braunfels. Is that a good area ?

I'll be up at the lake with you in 5-6 years. Just got to get these kids thru college and out of my house. LOL. For now we're up there almost every Saturday on the boat.

Yes it's gotten more liberal here but it's still a great area to live in man. Check out Bourne, Bulverde, Kerrville, New Braunfels, Schertz, Wimberley and Cibolo. We live in Cibolo currently.
seems like north SAT is the nicer area then?

If you're looking for a smaller city, though still with plenty of opportunity and growth, I would seriously consider Corpus Christi. It's large enough to have just about everything you need, but still doesn't feel overly large. If I recall, it's the 9th largest city within the State. I believe they are in the process of upgrading a lot of their ports, and they do move a lot of cargo through their airports. The car scene is rather decent, there is a ton of outdoor activities that you can take part in, and their minor league baseball team is actually pretty darn good.

San Antonio is becoming far, far too liberal, and that's just one of the main reasons I am leaving. We're building close to Canyon Lake on a couple of acres. I'll be less than an hour from San Antonio, about an hour from Austin, and close to smaller cities such as New Braunfels, San Marcos, Wimberley, etc. Texas is a super diverse state, with just about every type of landscape imaginable. It truly boils down to what you like to do, and what type of environment you'd be okay with.
I am huge on boating, motorcycles (dirt), and guns. I am hardcore conservative republican lol.

That is the better direction to go. I do not live there but from what I have heard from kin it is a nice area.

Yeah without question North SA is the place to be. New Braunfels is nice but summers there are crazy crowded with all the tourist that show up. We call them tourrorists. That's why we don't live there. We can drive there in less than 10 minutes if we want.

School district in Cibolo is one of the best around plus the property tax here is 0.5-1% cheaper than the surrounding areas. Bexar county tax is high. My daughter started college this week. Here is a shot of her degree progress with just her highschool dual credit stuff.

Lots of shit to do here with kids man. For water stuff Schlitterbahn, Guadalupe river, Canyon Lake and many others. We also have Six Flags, Sea World and Natural Bridge Caverns.

School here is unique. You would not believe it.

They just about give you everything free like say single parent

You can also home school here

I'm heading out to SA next year, but the wife and I are going out there to scope it out in Spetember.
I've never been, but from the sound of it, it sounds too good to be true lol.

I'll be looking for a house in the Northern part of SA. Semi burbs. Possibly near San Marcos (ironically i live close to San Marcos down here in SD) lol @jeffh81, @earico @03Sssnake, @ZYBORG have given me some good insight and where to go.

I'm actually right near you, as I live in UC at the moment. I love UC, but just decided to venture out and live with a little more property again. Our new house is not expected to be done for at least another two months. Canyon is a nice area, and it has definitely grown a lot since I was little. I am interested to see how much extra traffic will be on the water once all of the GBRA lakes are drained next month.

Our new house will be a little closer to New Braunfels, off of 306, so it'll be very convenient to run to HEB or one of the local breweries. I am very excited to start driving the back roads again. I grew up between Wimberley and San Marcos, and it'll be nice to be back within the Hill Country.

New Braunfels is a great area, and one that is growing very rapidly. I think it was one of the top five fastest growing cities in Texas last year. It is a great town if you like water activities, as there are two rivers that you can fish and float. You're close to a few lakes as well. It's an old German town, and it has managed to hang on to a lot of that culture, which is pretty neat. Plenty of great food options, some rather awesome breweries, and it is still within close distance to San Antonio and Austin.

That's awesome and good for you! That 306 area has grown so much. You're right about the other lakes and possibly increasing traffic at Canyon. Man those property owners have to be pissed off. Their values are going to plummet once they drain the water.

I LOVE the water. I've been boating forever lol. Right now I have a Seadoo 255 so a lake is a must. I love fishing as well.

did you say German, and BEER ? I'm all over that hahaha.

Any place to ride dirt bikes or atvs ?

Just be careful and check the floodplain. Over the last 5years or so there have been some bad floods north of SA and west of San Marcos/New Braunfels. Good luck and happy house hunting.

new braunfels is about an hour from cycle ranch mx, a national level track in floresville. Tons of motocross in Texas.
