Anyone sell home by Sell By Owner ( Texas )

Really close to listing our home for sale, And was curious how easy it is to do a Sale By Owner vs hiring a listing agent to do it and them take 6%.... whats ya'lls thoughts ? School me in if possible

Had a few friends do it. Think he ended up paying the buyers agent 1% to do everything.

Another guy used some online service Redfin or something.

Neither had any issue and saved 12-15k

I purchased my house private party in California. Its a lot of paperwork but my loan officer and escrow agent were able to walk us through the process pretty easily.

In a seller's market like this, I think it would be something to seriously consider.
I guess places like Cali/Texas it's a still a sellers market but I've noticed some parts of Florida shift to more of a buyers market.

My dad always sells his homes that way. Why give a realtor 6% of your profits? As long as you have time to be there to show your house, and you know how to do the title work, it's worth your time.

It's definitely slowing down in Texas, not so much a sellers market like it was a year ago. You wont get a fraction of the exposure you would with a realtor, and you're more likely to get more then you're asking if you have an agent. And it'll sell much much faster.

When people try to take on an actual profession they have no experience with it doesn't always go so smooth.

Get a real estate lawyer. He will handle all the paperwork and land titles. They usually cost a small fee like 800 bucks. Definitely worth it.

My last house I sold and had a real estate lawyer. All I had to do was find a buyer and negotiate rice. Rest was up to him, he even deposits the money and deals with closing utilities etc.

Be prepared to offer at least 2.5%, recommended 3%, commission on the closing price to the buyers agent if you want any of them to even show your home to their buyers. Don't count on finding a buyer that isn't represented by an agent to avoid paying any commission. Homes sold by owner on average sell for 10% less then when they are listed by a good agent. In realty it's a lot of additional headache, risk, & worry on your part and not much saved if any at all in the end. Professional photos, correct list price based on market analysis, and good marketing from a seasoned agent will make the additional 3% you pay them completely worth it. Your home will sell much quicker and for more money than you can get on your own.
