It's hydro, but I did not add any anti freeze. You can, but I didn't feel the need. We keep the system on all during the winter of course, so there's no chance of freezing.
The best part is the boiler. It heats the water in the tubing in the floor as well as providing our domestic hot water. On demand, as they say. My plumber ran a recirc line and now I have instant, on demand hot water at virtually any faucet in the house. I highly suggest a recirc line for the size your building. Otherwise you'll wait 20 minutes for hot water.

I don’t know much about plumbing after the basics, but sign me up for this at some point.

Our house isn’t huge, but it’s a pretty solid inconvenience waiting for hot water in our bathroom. Its as far away as possible from the water heater. Not a big deal in summer, but sure sucks in the winter.

All this hasn't happened in a week and a half. This is a time laps presentation. House is probably done or near done. The leaves are still on the trees. Lol
Correct. We broke ground in august. Home show is first week of March. Come hell or high water it’s got to be done first week of March

Ditto, built a 4400 sq/ft house in Seven Hills in ‘15…sold in ‘18 after she figured out it was literally The Real Housewives. People just walking in and sending their kids over to babysit. That shit ended quick though we did have a few great neighbors who we’re still friends with.

We renovated the rental and next is doing the exact same thing on land in NW Ga.

Seven hills holy shit. Havent been in there in a MINUTE. I mentioned in another thread about me lifeguarding forever, it was in Bentwater.

When we were shopping for houses I took wifey in there, she goes 'lets live here'

I responded with a hard no. haha

Desperate housewives, drunken baseball dads trying to pick up other women at the pool, its just like you say.

Yeah, it’s wasn’t what she envisioned. I’m an asshole and people hater by nature so it was natural but she can’t say I didn’t give it a shot. Now she wants land, probably the only time in my life she’ll admit I was right.

I can't stand having neighbors, even if they are nice. Too many bad experiences with them. We sold our full on custom that we built in 2016 for $1.6 million and moved way out of the city. New place (5.5 acres) is so heavily wooded you can't see a neighbor unless you are out on the street.

OP - new place looks like it's going to be very nice.

What if the pumps fail during a cold spell? Won't the liquid just sit in the pipes and then potentially freeze?

I suppose that's a possibility, but I'm not too concerned. I'll have mini splits installed this spring which will give me a 2nd source of heat as well as providing air conditioning.

Thanks. We wanted to take advantage of the view as much as we could. Including the walkout basement, it’s going to be just over 9,000 sq ft.
Very nice. Also very similar to what we are starting to build. I’m actually trying to keep the house in the ground enough so we can walk out to a patio off the kitchen so we may do a oversized staircase out of the basement to keep that walk out feel.

Looking forward to seeing how yours progresses

Windows are in. The house was essentially sealed up at this point. Time to start on the interior. Feel bad for the landscapers, they are busting ass building retaining walls

This was a ground up custom build with multiple floor plan revisions, architect, the whole mess. Every time we did a rework of the plans the house got bigger. I didn’t want to use a designer, but if you pick the right one, they are much more than someone who tells you about matching fixtures, lighting, paint, etc. she’s made a few changes in the floor plan and overall design that no one caught. And in the end, we just don’t have time to go through millions of options.

This is the way. As much as I butt-heads with designers from time to time, the good ones are really worth it. Especially when working along side an architect they’re familiar with.

I fought to build a second home on our property and found a loophole to where I could build a "tenant" to the main house. There's a lot of restrictions, but we got it done. Even eventually subdivided so that each property had it's own deed. Good luck, it was a PIA.

We have these by the dozen at work. Heats the water at the sink, until the heated water actually reaches the sink connection from the main water heaters..

There is only one correct way to have hot water at your fixtures. Large homes have not just two lines running to every bathroom or kitchen but three. The third line is used as a hot water return and is a off shoot of a big loop that continually circulates through the house via one circulation pump. This is done in commercial applications as well.
Municipal water systems can usually supply water suitable for instant heat systems. However well water systems in a lot of areas have a higher mineral content and will ruin the unit. Instant heaters are taboo around here. The circulation method is nearly a 100 years old and was and still used in opulent residential estates. Anything else is dollar tree construction.

Agreed. This is quite a build! Really interested to see what the finished product is going to look like.

Kirk's house is legit mansion territory.

Our neighborhood has a few that are over 12,000 sf with one completed 3 years ago topping out at 15,000 sf. Right on the lake. Our house is not that big by comparison obviously.

I do have big plans for that and hopefully that dream will come true in the not too distant future. Saving up still and have to get all my ducks in a row as far as design, surveying etc. is concerned.
