As the saying goes, "be careful for what you ask".

In the midst of a crashing stock market, Corona Quarantine and my own companies turbulent year... I got orders to move to Phoenix.

I'm both excited and mortified. The timing couldn't be worse. I'm fear making the move, buying a new home, my wife quiting her current job to find another and then seeing home values crash and both of us out of work in an economically ravaged region. (IIRC PHX got whacked hard in 2008).

But, we must move forward!!

So needing to move in the next 3wks is a bit overwhelming -

Any suggestions on how to find a home and which areas to look at or avoid in PHX.

Trying to stay around $300k to minimize risk.

I'm really disappointed in Zillow and Trulia's search tools. Trying to locate +3 car garage or a detached pull barn has been a challenge.

Now is the time to rent like mentioned above. As you are experiencing, your entire life is changing after only a couple weeks (at most) of closures. This is going to extend at least another month and the impact will be felt for years at least. For ****s sake, HUGE companies can't even pay rent after a month. Our economy is taught to love debt, and this is going to hurt a LOT of people who are living paycheck-to-paycheck. I know so many people who have $400+ car payments, student loans, credit card debt, and more. I own my car, no student loans, and zero debt of any kind. I also have 6 months expenses saved. Even then, I am still worried about what could happen.

We can argue about whether home value prices will decrease, but nobody is arguing home prices will increase right now. Rent and save yourself the stress.

Rent.

My family and I just moved from Ohio to Texas 2 1/2 weeks ago because I caught orders. Sold our home in Ohio and renting in TX to alleviate some stress during these crazy times. Trust me, it’s well worth it.

PHX got whacked in 08-10 because it was the epicenter of the housing bubble that drove the crash. It's a little different now.

Where you want to live depends a lot on where you have to work. The place we call "Phoenix" takes 90 minutes to drive from the southeast corner to the northwest corner, on a good day, with no traffic. So, tell us where you'll be working and we'll point out where not to live LOL

I dealt with that too. I was using a seller known site called home27 dot come but they sold out/merged with someone else and 3 car garage searching was gone.

Check out www.realtor.com and it's in the search settings.

If it makes you feel better, a friend put his house up like 2 months ago, and 2 offers fell through because of work needed (not really, AC and water heater are old, but fine) Anway, they oddly got an offer like 3 weeks ago, dude really wants it and offered them a bonus to be out by this Friday, which got moved to Thursday. They have 2 pods and no clue where they are going. LOL

I agree 110% with you, Jeff. Makes so much good sense to rent (no stress), get settled into the new job, actually look at different residential areas, and when the time is right buy a house. I also agree that having his wife hold down the fort and her current job might be good, even if it means they have two house to pay for, for a length of time. Maybe she can put the house up for sale, stay there and work, and when the house sells, stay until the closing is done and then move to Arizona. She might even like to be included in finding the right house in Arizona.

when you say PHX ....that's like 100 different cities LOL. I just moved to AZ so I'm still learning. But if you want Phoenix like the actual city, you want north PHX 101 area. I live in surprise which is super nice, aka "west valley". Peoria/glendale is nice. for east valley I would say scottsdale. If you are in a time crunch I would wait and not rush to find a house. moving twice sucks but you almost have to do it. Rent a place, settle in, and then buy something you like so you aren't in a rush. my 02 cent ...

As a general rule the further away from the center of Phoenix you are the better... that's not to say that you can't find nice communities close to the center of town, it just depends on the area. Places like Ahwatukee, Cave Creek, and Fountain Hills are all pretty nice, just expensive.
Here are some examples:
- North Scottsdale is nicer than South Scottsdale
- North Phoenix is MUCH nicer than South Phoenix and West Phoenix
- East Mesa is better than West Mesa
- South Chandler is better than North Chandler
- Most of Gilbert is nice because it's generally Southeast
- Most of Peoria is nice because it's generally Northwest
- West Glendale is nice

Renting makes the most sense as others have said, it'll give you a chance to really look for what you want in a place to live versus being under the gun and ending up in a less than ideal situation.

Rent for now. Take time to research the area and market knowing your rental decision isn’t permanent. Far less stress
This.

Whenever we move to a new area, we rent for a year to learn more about the area.
