Questions for those who have built a new home while before selling your existing home

Not only is it a price issue, it is also a quality issue. The finished product is my reputation, and I'm not going to put that on the line so a home owner can save a few bucks. Only exception to this is when my subcontractors are working on their own homes. I let them do just about any of the work and sign off on it.

Exactly this. I treat every project as if it were my own building. My name license warranty and reputation are on the line. In my area I am know as expensive but top notch quality. I’m booked out solid weeks at a time for service (excluding emergency) and years out on larger projects. As arrogant as it sounds I don’t need to waste my time and deal with the potential headaches.

If I bid a project and an owner says he’s going to help and in turn I’m am expected to reduce my price I am out. Red flags all over that scenario.

And that is why I would choose someone else. I guess do yourself or have your own vendor do the work. Around here 90% of the sub contracts hire out to illegals that are just looking for work with no experience. If you have a floor guy or a plumber or HVAC guy that is better than you should be able to choose them. If they say my floor guy can't be here for 6 weeks then you should be able to choose your own.

Sorry. I should have clarified I am an electrical contractor. I work for a fair group of builders though. The ones I have to rarely put off are put off for a reason. I keep track of my A B and C builders. If I’m working with a smooth operation I’m aware of the schedule weeks if not months ahead of time, the more unorganized builders I don’t like to deal with much. It’s a relationship. I take care of them they take care of me. Never would a project be put off 6 weeks though.
