Thanks everyone for your help. I think this first year I'll put the notch in the storage unit. Though overall I think it's a better storage area than my garage. My garage will likely get standing water in it again come spring time.

I also bought another set of race ramp flat stoppers. I've had good luck with them.

My new garage plans have a vaulted ceilings for a 4 post lift.

Seriously get you some plastic sheeting to lay under it. It will help I do this every year.

I have plastic tarp in the unit under the notch. I may do the same in the garage.

It did wonders for my garage. I use thin plastic sheeting from work. I even put extra where my wife parks her Escape to so the wet snow or salt stays on it and my floor on that side doesn’t take the shit.

I use this one for my cobra come winter. It comes with 10 big desiccant bags that make sure there’s no moisture in the car bag. It’s dry as a bone each spring.

I'm so jealous! And all that driveway!

I was in your situation before also.

I built my house in 06' and didn't get my garage or paved driveway until a couple years ago. I wasn't about to skimp out and not be satisfied. That parking area has quadrupled in size over the last ten years.

My car should be here in the next couple days, next up is a lift to store it during winter months.

That's so cool. Looks like you have a lot more land than I do. The wife likes our house, so no moving.

I did get an estimate on my garage that would fit. It would be 38x28 about a 1000 sq ft. That's the maximum square footage allowed in the lame town I live in. Unless it's attached to the house. It would have vaulted ceilings for a lift.

My wife are in agreement for the retirement house.

Big assed garage & man cave for me. She can pick whatever else she wants.

That sucks. Has to be a variance you can ask for though. The zoning law is probably to prevent commercial use of large garage/barns in residential areas. Like someone running a small contracting business. I bet a decent lawyer can make it happen for you.

Check the grey areas on that.

It may only take a breezeway being attached from the home to the shop for it to be considered "connected."

Insurance companies don't consider detached garages "detached" if they are connected by a breezeway.

Mortgage rates are at all time lows’ish.
Your path forward is obvious

Sell house
Buy house with three car garage
Dump storage unit.
Buy third car.
Have beer and celebrate your win.

We have 40 acres, but we have the same crazy regulations as you do from the way it sounds. Our garage could only be as big as half the square footage of our house, unless it was attached or had a breezeway like Austin mentioned.

We did however have an addition planned for our house, which we did first that allowed me to get a 3 bay garage instead of 2. We ended up with a 30 X 40 X 12. I still wish it was bigger though....

I think my best route is to build the garage and maybe one day have a big shop elsewhere. Dreams are great!

A breeze way from the house to the garage would work. But we added a patio about 4-5 years ago. That's in the way, and actually helps keep water away from the house. We have a spring on the top of our hill. Basement recently got finished, don't need water down there.
