Now - double

My house appraisal went up over 30k from last year to this year. With no improvements. It would be great if the taxes weren’t skyrocketing along with it.

Actually northeast of Cut & Shoot in the national forest. You’re correct about the place blowing up. People are wanting good money for houses that need quite a bit of work. We got lucky on this house it came on the market right after another place felled inspection.

Man you got a good spot. We looked at an house out there right by the National Forest the year before last and it sold quick as hell. Your property will do nothing, but go up and they wont be building shit anywhere near you.

4 houses within a handful of miles of us have sold in 2019 and the price/sf keeps going up. And being miles does not include a lot of houses and one of the properties is Nextdoor.

We were a little scared waiting on the appraisal. When it came back it was 15k more than we thought.

Its a great low key area that a lot of people don't know about. Only problem is once word gets out how great it is then its game over out there

Maybe however where we are and the surrounding area lots are minimum close to 2 acres. Plus being in the national forest you will not get big subdivision built

Been 16yrs now.

Work in San Antonio,Austin,Houston

It’s nice to work where it’s nuts and come home to peace and quiet

Cut & shoot is already bad. Traffic in the evening on 105 through cut & shoot is bad. You know only 2 lane road with stop lights. Luckily we exit after that.


Haven’t been in a while honestly so I didn’t realize it had gotten like that.

I grew up in East Texas, over in Van (just west of Tyler), still have family in Ben Wheeler and south Tyler. Beautiful country up that way, we'll definitely be moving back that direction closer to retirement. Right now I live in League City (south of Houston), traffic is terrible but you get used to it.

In three weeks we are closing on our new home in Huffman (just northeast of town on Lake Houston), 2.6 acres with a 30x60 shop and 2.1 tax rate, plus we get away from the coast so insurance is way cheaper. It's still a little close to the city but it's as far away from my work as I'm willing to commute. You can't beat the Piney Woods region of Texas for tax rates, land value, and political climate if that's important to you.

TxDot is widening 105 however a maybe awhile before that happens.


They have been working on I45 forever down my way. The wife and I are watching homes out on Old 75 going through Willis, New Waverly and down by Huntsville.

Might try panorama village. You know how 45 Constructuction goes they complete it and then start over always under construction.

Oh for sure. Right now Im in Conroe on 1488 and man it stays backed up during the get off work hours. Im ready to be back in the country.

In Huffman and surrounding communities it's either nice homes on acreage inside subdivisions like The Commons or Riverwalk, or it's old country homes, not much in between.
