hey guys ....I am thinking about a new business opportunity in MCI or SDF area. I am tired of CA and I think at this point I am ready to move on. For now, these could be a new opportunity for me. From what I can tell the housing WAY cheaper than CA. If you live in MCI or SDF, tell me about it. ....your likes/dislikes, things to do, etc. I have a "young family" and if I move out of state this may be my only chance.

I love KC. Cost of living is cheap, majority of people are nice, car scene is nice, several tracks within a reasonable drive, good food, a lot of land per capita.

hey brother. did you grow up in the area ? I have a small baby and another on the way. I want a decent safe place, with good schooling options. From what I can see, you can get a decent house for 250k. a stupid question: is there any place to ride a jet ski or ride a dirt bike? LOL.

Been here my whole life. Plenty of amazing schools whether you want a big or small town atmosphere.

Lake of the Ozarks is in southern Missouri, 2.5-3hrs from KC and is the largest man made lake in the world. We have a place down there with a bass boat, deck boat, 40 offshore race boat and a few Sea Doos.

There's also a half dozen lakes closer that will easily fit PWCs and a smaller boat.

$250k buys you a 3200 square foot house with a nice yard, 3 car garage and finished basement pretty easily.

I'd be more than happy to show you around on a weekend.

I’ll follow up on @nxhappy how is KC? I’m 45min out of Chicago and I cannot stand that place. A weekend downtown, sure it’s fun but only for the weekend. I’d really like to be closer to LOTO, so always have moving to KC in the back of my mind. I grew up in the country, ride atv on the roads country. If that makes sense.

holy shit. is this real life ? LOL. I gotta leave this state man. The cost of living is getting way beyond ridiculous. I don't even need 3000 sq feet. I'd be fine with 2000 and a big garage. And of course a safe neighborhood for the kids. How are the gun laws ?? Any place to ride a dirt bike?

Open carry is legal. Dirt bike tracks, and trails everywhere.

There are plenty of nice places to live.

Dont forget, you will be able to buy standard capacity magazines through the mail. No ammo purchases through FFLs, buy a gun and take it home that day.

Just make sure you research home and property insurance as the storms that can pop up are no joke. Where ever you buy, also research where the flood plane is too, just to make sure that beautiful home you may buy isnt directly in an area that will flood with heavy rain.

I miss the huge thunderstorms that would roll through Chicago in the summer when i was growing up. But with the kind of power that can be in those storms, you need to make sure youre protected.

Even with all that, youll be extremely ahead of cost compared to CA IMO.

yessir, Phoenix Metro (Glendale). Just like any place, there are great places and there are shit. But overall the state is much better.

You may even like the idea of Prescott, Jerome, Sedona or Flagstaff to the north. Phoenix is like an hour and a half south. Lots of land up there, not as hot, rains much more than the valley.

Also, if you live outside Phoenix Metro and Tucson metro, there is NO emissions testing. :D

I live in blue springs, which is a burb if kc our east about 15 mile. Nice thing about kc is you can be as city or as country as you want. Want to live in downtown loft or in a ranch house on 10 acres or somewhere between it is just a short drive to anywhere in kc.

Blue springs lake, Longview lake, smithville lake will all be fine with a jet ski. Bigger lakes are 2-3 hours south. Lake of the ozark, Pomme de terre, table rock, Stockton. I am actually hanging out watching a bon fire at our cabin on pomme de terre.

There is a new drag strip being built about 30 mins east of the city. There is currently a drag strip 45-60 mins west of kc.

A few places to ride dirt bikes.

Taxes are low at 5-6%. There is an extra 1% city tax if you live in kc mo city limits.

Car wise decent group. No emissions. Mo has a safety inspection if the cars over 10 years old. But not a big deal as long as your not a riding around on no brakes and bald ass tires.

Sales tax is 5-9% of net price. Sales price minus trade in or sale of a car private party within 6 month if in Missouri. Exact rate is depending on your address

Yearly property tax can be a decent chunk if you have brand new cars. As they get older it gets pretty cheap. I register everything at the lake so it’s dirt cheap. I think it’s normally around 6-7% on a first model year and then drops to under 100 bucks by year 7.

Tags are 55ish if you get 2 year tags.

in CA my cars are about $300-500 for the year. for EACH car.

Just looking at the housing market ....I can't believe it....seems like 250-300k can get a pretty nice house and 2500-3000+ sq feet. Only thing that worries me is snow LOL. I am not used to living in it.
