Florida dudes, step on in ! *house hunting*

My Florida dudes, I am shopping for a small FL vacation house / investment . Maybe one day I can leave this shit hole I call Commiefornia LOL.

I am a beach bum kinda guy and mainly looking for a smaller beach town, that won't be too expensive. I DON'T like being super crowded on vacation. A few areas I have investigated: Pensacola, clearwater/tampa, cocoa/titusville, daytona beach. I think I am ruling out Miami area. I am kind of wanting that small town beach feel, nice beaches, and a bonus would be orlando/disney world driving distance for the kids.

What area would you guys recommend for this ?

Many areas you’ll have to do some research to find he sweet spot that doesn’t get slammed with tourists or snowbirds

The flip side of the coin is many of these “small beach town” places are kinda shitty with very little to do, places to eat etc... depends on what you’re looking for I guess

Anything panhandle is not a day trip back and forth and that drive gets OLD real quick

Some conflicts there. If you are looking for investment you will have to have crowds. This also means a location where folks go so small out of way place is kind of out. If you are just looking for a second place then more is available if you can swing the cost. Good luck, took us a while with many trips for a week or so at a time.

Look into Navarre it’s in between Pensacola and Destin, the car scene is pretty good in the panhandle area and there is a great 1/8 mile track in holt. The only place around here that has e-85 is the navy base in Pensacola that I’ve found so that sucks.

Traffic is horrific and most of the place is just shitty. Maybe if you get out in the burbs or something it’s different but anything near downtown is a nightmare imho
I was actually looking at clearwater area, so west of tampa .

i have lived in both places. if you really are a beach bum kinda guy, i would say don't sell your house here on the west coast. that way you won't be looking for a place when you decide to come back.

Find a house in Brad's neighborhood, he loves Californians!

If possible, take a week and go out there and see if an area really clicks then decide from there.

Saw Clearwater mentioned. All I can add is I had a neighbor years ago from there. Funny guy, was an ex-con, all his stories from there, involved moving A LOT of drugs through a strip club he ran, stealing and stripping cars, and prison time, lol.

yes I have stayed in FL..mainly miami, orlando, and ft lauderdale. This will be a secondary home for us.

Gulf side easy. **** Daytona/Cocoa Beach. Those beaches are gritty, dirty sand, cold water, etc.

I thought I remember a teenager in Titusville making a "here's why my city sucks" video, but when I looked for it, I only found this channel, "homeless in Titusville" where you can watch 34 year old drug addict prostitutes tell their stories.

I mean Tampa/Clearwater are far from perfect as they house the world wide headquarters of one of the most ****ed up yet socially accepted "religions" there is...scientology.

Ignoring them, just focus on beaches. Clearwater wins a thousand times over any ocean side beach. Between Clearwater Beach and St Pete Beach, there's several small beach towns of nothing but condos and small houses, ex: Maderia Beach.

If you want something you can easily rent out when you are not using is, the south of Clearwater area would be my focus. In fact my parents are coming down for a week next month and renting a condo in that area I believe.

I was going to suggest Saint Augustine but it has grown a ton in the last 15 years but I think its still a viable option. Downside to the growth would be heavier traffic but there is lots to do in town or within a reasonable drive. Plus I preferred surfing over white sands but hobbies are something else to consider all together.

Does it have to be right on the beach? How far away can you deal with? I know this semi rural town about 12 miles away from the shit storm that starts in 2 months.

Stick with the treasure/space coast IMO.
So Cocoa, Titusville, Melbourne, Viera, Daytona etc...
Atlantic > Gulf and most places I listed are reasonable in prices for living closer to the ocean, compared to Palm Beach, Ft Laudy and North Cuba.

Cocoa and Melbourne are quite close to Orlando, so the trip west to Disney/parks isn't bad at all.

Technically it's GA, but I would recommend looking over at Jekyll Island properties. Most of them are set up as vacation rentals, but every now and then I find one for sale and start dreaming. Might be a worthy investment to rent out during off-time.

If I had the money to do it, I'd nab one of those places and let it pay for itself.
