This vid is mainly for West coast, but hopefully a sign for the rest of the country. Lumber prices are insane right now. My nephew was going to build a new house and almost pulled the plug on it.

Lumber prices are ridiculous. Was going to build a new house this year, and lumber has gone up $40k since I got my first bid in July.

Our addition builder just beat the worst of the increases with our project.

I know a couple of people building right now and both said the cost went up 10-20k from bids last year. Yet, it didn't stop them from building so I wonder if prices are here to stay.

The fact that people are continuing to build with these prices are why we have these prices.
Stop building and the prices will come down.
The guy that has trees in the ground is not getting this money his prices are not following the market.

I'm in plumbing wholesale and the price of PVC pipe and fittings is way up. Water heaters are way up with another increase coming. Basically everything we sell has had a significant increase but especially anything plastic. Getting the mfgs to deliver a full PO is a nightmare.

We had to switch some plumbing fixtures because builder could not get them.

Trying to get lumber to the yards is a pain in the ass, most suppliers are not shipping full loads. Last time I talked with our buyer 7/16 OSB was costing us up to 32 a sheet depending on if we got a full truck or just a skid. I think we were selling it for 33 a sheet at that time. Now its up to 39 a sheet.

Locked in my prices on the new house back in September. Building the same house in my subdivision is almost $100k more now.

A contractor just finished some exterior repairs on my home from a storm last June. He stated area warehouses have enough material on hand to get to a normal June, and then they will be out. These places have multi-millions of dollars in outstanding orders and no delivery dates. Any unusual storms this summer and people will be waiting months/years before repairs can start.

This stuff has really screwed me on my new home. I signed a contract on our new home in advance because of the location and price.. (Signed contract, closed 12 months later ) I bought the new home from a buddy of mine and their plan was to build a new home in the same neighborhood starting last November.

My lord, I feel bad for him with prices as they are because he sold the old home to me for a deal! But, I'm having to wait on the new home to be build and they are just now mudding in and running subs for electrical while we are in an apartment with a new born. It's been rough, but it will be worth the wait! Sorry to ramble, but you have to feel for the people building. Especially 4k+ Sq ft.

I'm really hoping things start to take off, but i'm concerned about them getting material. I'm sure it will be another 3-4 months before we are in our new home.

Can someone give me their opinion on why the sudden spike? The last hurricane didn't cause a spike here in Houston like this. I can't remember the last spike. Why?

EVERYTHING is up. I sell campers and it's nuts how bad materials are getting to source. We have had major major price increases over the last 9 months as well.

Not to start a political battle and point fingers, but it most likely started with the trade war started from the Trump administration. I only say that because about 3 years ago, there was a house I had previously inquired about and when I was ready to have it built, I was told from the builder that the house had gone up another $40K to build because of the increased material costs from the trade war.

You most likely don't really know what you are talking about...

Economy was red hot before the pandemic. Pandemic slowed/stopped many things and thus the demand was coiling up during this past year. Government drops money from helicopter. Demand has way overran the supply.

You are correct that prices were going up prior when the economy was red hot and I know you hate the orange man, but when the economy is cooking (demand is up), prices go up. The trade wars certainly did raise the price of some goods - prices on many things were going up well before then.

Like the vid said, there were many factors that went into the shortage. The suppliers basically got caught totally fooled thinking recession, but then everyone went nuts stuck at home and decided to work on their house AND record low mortgage rates. There was lumber stuck on the wrong side of the border with softwood tariff disputes.
